Essential Professional Knowledge, Skills and Experience:
Delivering repairs services to social housing tenants
Experience of partnering arrangements with contractors. Knowledge of partnering forms of contract and performance management regimes.
Housing legal practices
Health and Safety Legislation
Financial and budgetary management
In this role you will be responsible for the following:
To ensure that the repairs partnering contract operates effectively
To ensure that the performance targets set for response repairs and voids are met and exceeded by the contracted service providers.
To ensure that residents experience and issues are taken into account when delivering the service and in initiating service improvements.
To develop and maintain positive and effective relationships with the service providers in delivering the services that come under the remit of this post.
To take steps to address any failings in the service in a proactive manner by taking steps to prevent any potential deficiencies in performance before they occur.
To monitor the spend on the repairs service and voids and take remedial action to address any overspends and variances.
To review the costs of the service for value for money and to initiate actions to improve quality and reduce costs.
To ensure that all complaints and councillors and MPs enquiries are dealt with in an efficient and effective manner within the prescribed time limits. To initiate actions and procedures for the team and service providers to learn from complaints.
To line manage the client side repairs staff and to take responsibility for their training and development.
To regularly review the risks associated with this service and to initiate actions to mitigate the effect of the risks occurring.
To deliver an effective disabled adaptations service, that meets the needs of residents and makes the best use of the resources available.
To work with the Local Authority and other agencies in the delivery of the disabled adaptations service.
To ensure that the service delivered complies with all current legal and regulatory requirements in particular Health and Safety Legislation and CDM Regulations as they apply.
